My blog takes a different tack today because waterfront lots
(and land in general) have been very difficult to sell since the banking crisis
(or, since banks refuse to loan on land).
In the past, a buyer would need to put 20-25% down on a piece of vacant
waterfront land; the lot would need to show an approved septic permit (or sewer
hookup availability) and proof of potable water (a well or a hookup to a water
system). These loans are now few and far
between.
In order to make the lot finance-able, you often need to
build something on it. I have often
recommended a garage with an apartment beside or above that can be used until
you build your new home (or until your buyer builds a new home). There is a new option which I like very
much: it is a GreenPod home. These are small modular, carefully designed and
crafted homes that can either be built on site or in the company’s
factory. The addition of this unit would
make the property able to be financed – and that is a good thing if you really
want to sell your waterfront lot.
