Summer is winding down which makes September a great time to buy a waterfront home.  Whether you want a cabin on Whidbey Island or a beautifully designed waterfront home overlooking Admiralty Inlet, there are plenty of properties to choose from.  In the past few months, I have seen about a dozen really great homes on medium and high bank waterfront with view that are outstanding.  Finding a property with great views AND a great floor plan is not always easy -- but I have seen many this year just waiting for you.  Call me.  1-800-346-9236

Every so often, I see a waterfront hoe that is special.  This one Whatcom County is one of them.  The owner remodeled, adding beautiful touches and careful materials.  It should be on market in a week or so and comes with low bank, sandy beach, a one bedroom guest house, 2-car garage and that peaceful quiet that only rural Washington waterfront can bring.  Call now -- see it soon -- priced at $470,000,. which is a darn good price.

Washington State Business Opportunity

The marine industries in Washington State are doing very well as are industries that rely on easy access to water for transportation of goods to other parts of the world.  I have been working on several commercial and industrial sites and am finding many more opportunities for new businesses than I thought would be available.  If you and your company are looking to locate and/or relocate to Washington State, we have much to offer:  large and small sites, available workforce, wonderful places for families to live and plenty of businesses to support yours. If you have specific needs, please email me and let me know what they are.  I will get back to you very quickly about possible sites. My Website: Waveswaterfront.com, Email me:  waves@olympus.net

I live in a summer beach community

I live in a summer beach community which is now wonderfully quiet since Labor Day is over.  With kids back in school, it is now a great time to come on out and look at waterfront.  Whether you are looking for a home on the Pacific Ocean, a getaway cabin near Port Townsend, a boater’s paradise on Whidbey Island with your own dock, or just a lot to park your RV on, it’s time to get out a look.  I am headed this weekend to the Hot Rod Run to the End of the World in Long Beach, Washington.  While there I will look at all the waterfront homes available in that area.  Next week we can talk about living on the Pacific Ocean!  Best thing about that area – fabulous restaurants!

My blog takes a different tack today because waterfront lots (and land in general) have been very difficult to sell since the banking crisis (or, since banks refuse to loan on land).   In the past, a buyer would need to put 20-25% down on a piece of vacant waterfront land; the lot would need to show an approved septic permit (or sewer hookup availability) and proof of potable water (a well or a hookup to a water system).  These loans are now few and far between.

In order to make the lot finance-able, you often need to build something on it.  I have often recommended a garage with an apartment beside or above that can be used until you build your new home (or until your buyer builds a new home).  There is a new option which I like very much:  it is a GreenPod home.  These are small modular, carefully designed and crafted homes that can either be built on site or in the company’s factory.  The addition of this unit would make the property able to be financed – and that is a good thing if you really want to sell your waterfront lot.
